DISTRICT OF COLUMBIA.

The German Co-operative Building and Loan Association, of Washington, elected E. E. Downham president to succeed the late Isaac Eichberg. Mr. Downham is the third president of the association, his predecessor having succeeded the late Robert Portner, the first president, thirty-three years ago.

FLORIDA.

The report of the Dade County Security Company (a building and loan association), of Miami, shows resources, $484,340; reserve fund, $8,000. President Edwin Nelson in his report states that although the resources during the past year increased $80,452, the company was unable to accommodate more than one-half of the good loans offered. W. ILLINOIS.

The Union Loan and Savings Association, of Freeport, has just issued a beautiful booklet of sixteen pages, printed on India tint paper in splendid style, containing a brief history of the association and other valuable and interesting information. H. C. Boeke, secretary.

Secretary John G. Wetzel, at the annual meeting of the stockholders of the Whiteside Building and Loan Association, of Sterling, submitted the annual financial report, which showed that the association was in a flourishing condition, and that there was a big net increase in business during the year just ended. The total receipts exceeded that of last year by twenty-five per cent. There was also a big increase in the amount of stock subscribed.

MASSACHUSETTS.

At a meeting of the Board of Directors of the Watertown Co-operative Bank, of Watertown, held recently, the usual dividend at the rate of 534 per cent on unmatured shares and 5 per cent on matured shares certificates was declared for the six months ending December 24, 1914. This bank increased its assets during the past year $133,828.88, they now amounting to upwards of $850,000.00 There are 15,631 shares in force, held by 1,555 members. A new series is now being offered. Herbert E. Mayo is president, and Ulysses S. Young, treasurer.

MICHIGAN.

The nineteenth quarterly statement of the Houghton County Loan and Investment (building and loan) Association, of Houghton, shows assets, $365,708, with 14,758 shares in force. Ernest J. Dube, secretary.

The directors of the Houghton County Loan and Investment Association, of Houghton, named A. N. Baudin, of the directorate, as treasurer, to succeed the late W. B. McLaughlin.

NEW JERSEY.

The Second Keyport Loan Association, of Red Bank, has completed a very successful year, and the report shows total assets of $345,828.81. The affairs of the association are conducted in a very economical manner, the salaries of officers amounting to but $1,313 the past year This results in a high return to the investor or home builder. The officers of the association are: President, John W. Keough; vice-president, James E. Terry; secretary, George W. Brown; treasurer, A. M. Brown.

NEW JERSEY.

The East Rutherford Savings, Loan and Building Association, of East Rutherford, has now 4,325 members. Assets, $1,642,871; reserve fund, $43,373; undivided profits, $4,608. Juvenile saver shares and dividend, $31,129.40.

The Carlstadt Mutual Loan and Building Association, of Carlstadt, shows during the past six months, assets, $40,000 increase, and they have gained 1,599 shares during this time. The assets of this successful association are $1,142,889; reserve fund, $35,000; undivided profits, $6,930.

The Woodbury Real Estate Mutual Loan Association, of Woodbury, has been in successful operation for forty-three and a half years. Secretary George E. Pierson has been in active service since its organization.

The twenty-third annual report of the Summit Building and Loan Association, of Summit, ending October 31, 1914, shows assets of $274,775, with 416 shareholders, with a book value of $268,758 for all shares. The president, James Heard, reports that in the twenty-three years of the existence of the association more than $1,500,000 has been received and disbursed without loss and ownership of any real estate.

At the annual meeting of the Atlantic Highlands Building and Loan Association, of Red Bank, the following officers were elected: President, Wm. B. Savidge; vice-president, L. S. Sculthorp; secretary, Charles R. Snyder; treasurer, Henry C. VanNote; attorney and solicitor, Charles R. Snyder. The association now has $724,875 invested in first mortgage on real estate, and its total resources, including cash on hand, amount to $756,156.52. This is the largest amount of assets the association has had at any one time during its existence.

At the forty-fifth annual meeting of the Jamesburg Mutual Building and Loan Association the annual report was read and new officers elected for the ensuing year as follows: President, Wm. C. Crosby; vice-president, John Erhart; secretary, John H. Baremore; treasurer, Condit M. Davison. One thing that is especially pleasing to the shareholders of this association is the fact that at the maturing of the series last May there was paid out to withdrawing members $66,000. The investors received over seven and one-half per cent on their investment paid to the association. Over eighty per cent of the homes in Jamesburg have been erected through investments made in this association. The total assets of this association now amount to $340,869.

NEBRASKA.

Semi-annual dividends are to be paid at the end of the calendar year by the eight building and loan associations of Omaha. They have not far from $24,000,000 capital, and the dividend at the rate of 6 per cent would make semi-annual payments total about $600,000. The aggregate may be a little less than this, as one association which does a considerable country business, pays quarterly. These associations are letting realty men know that after the first of the year they will naturally have a little more money to loan than at present. They are, however, taking care of the great majority of really substantial applications, while they are not so open-handed as, say two years ago, when any attractive property could usually get a loan of 60 per cent on its value; that proportion has been since reduced down to about 50 per cent, and in some cases this fall to not far from 40 per cent for the least desirable property.

OHIO.

The Miami Valley Building and Loan Association, of Franklin, owing to the resignation of J. C. Myers, as secretary, and J. L. Clark, of Miamisburg, as vice-president, have elected R. B. Parks and Dr. N. A. Hamilton to the board of directors. The following are the officers of the organization: H. S. Conover, president; John Voller, vice-president; Alex Bixwell, secretary and attorney; R. B. Parks, treasurer, and Dr. N. A. Hamilton, director. Miss Mary Van Derveer has been chosen assistant secretary.
